Project Summary

I designed a connected mortgage experience to help users better understand potential monthly payments and discover mortgage offerings. The project included developing an interactive mortgage calculator, integrating monthly payment estimates across key areas of the website, and creating a national landing page to communicate mortgage products and offerings.

Problem

Taylor Morrison lacked a clear way to communicate available financial incentives to prospective buyers. Users had to interpret generic, nationally focused marketing campaigns to determine whether relevant promotions applied to the homes they were considering. The experience relied on uploaded JPEG graphics, limiting responsiveness on mobile devices and missed opportunities to educate buyers on complex financing options that could help make homeownership more attainable.

How can we improve a user's understanding of  which financial incentives are available, and how these incentives impact affordability?

Approach

I mapped the user journey around two key entry points: home-first discovery and price-driven search.

1. Home-first discovery: Buyers discover available incentives after finding a home they’re interested in. The goal was to clearly communicate which promotions applied to a specific home and how they could impact monthly payments. This meant surfacing incentives on home detail pages, connecting promotions directly to pricing, and using a mortgage calculator to simplify complex financing options.

2. Price-driven search: Buyers explore available incentives in their desired market to understand what they can afford. I focused on creating a centralized incentives experience that highlights promotions by region and directs buyers to eligible communities and homes, helping them discover opportunities they may have otherwise overlooked.

Across both journeys, the priority was to reduce learning friction, clarify eligibility, and make complex financial incentives easier to understand.
